CLIENT CASE STUDIES Client: Capstar Commercial Real Estate Services Building: Galleria II Office Tower, Dallas, Texas Problem: The roof system was a concrete deck plaza. The existing coating was cracking and water had penetrated the existing deck. Solution: LRW specified that the roof system needed to be removed. A new liquid applied membrane was installed over the concrete deck. This provided an attractive walking surface for the occupants of the upper floors.  Client: Pier 1 Imports Distribution Center, Mansfield, Texas Problem: Pier 1 Distribution Center had an eighteen year old black EPDM roof. The roof was leaking in several locations. The black system’s surface was approximately 170° F and provided uncomfortable working conditions inside the plant. Solution: LRW was retained to provide recommendations and specifications for the refurbishment of the facility. The decision was made to remove one eighth of the roof that had failed. The remaining 500,000 square feet was treated with a high performance elastomeric coating system. This Energy Star product sealed the seams and projections and provided a white surface to cool the building interior. The white surface reduced the roof’s temperature from 170°F to 90°F.  Client: Intercontinental Hotels Group Building: Crowne Plaza Suites, Dallas, Texas Problem: The existing EPDM roof system had failed. The hotel had many rooms that were not in use because of water infiltration. Solution: LRW performed a comprehensive study of the roof system. A white elastomeric membrane was chosen for the roof replacement. There was an extensive amount of equipment that had to have special design details for flashings and projections. The result was a new roof system that carried a fifteen year warranty from the manufacturer.  Client: Medical City Hospital, Dallas, Texas Problem: The original roof system consisted of a 3-ply gravel system with one inch of insulation. The roof was leaking above the surgery center. Solution: After an infrared study of the roof system, it was determined by LRW that over 80% of the insulation was saturated. LRW specified a sprayed urethane foam insulation system. Once the old roof and insulation was removed, the new system provided extra "R" value and the heat was less intrusive to the surgical suites. Some of LRW’s Design Projects: - Anheuser – Busch, Inc.
